Founding directors Darren Johnson and Andrew Lammas were meeting about a project and spontaneously used the expression..."this has got oodles of potential"...and a new trading style was conceived!

Oodles Works Ltd was then formed as an independently owned Limited trading Company in order to build on Darren and Andrew's complementary experience in design, construction, engineering, procurement, sales and marketing and project management.

Oodles concept is to assist clients identify and fulfill the potential of their own land, property and/or home so as to add value and enhance lifestyle.

Oodles is  a unique niche business which seeks to work for and with like-minded clients. If you have a large garden we may be able to identify the potential for a building plot within it. We have been through the planning process many times ourselves and can provide an affordable consultancy service based on a modest engagement fee in order to commence work speculatively, and - if successful - to only then be rewarded with a monetary share of the value created. Of course, there would be no obligation to you to contract Oodles to construct your new home. Once planning permission is achieved that asset is yours to deploy as you wish but we would be very open to a JCT if of mutual benefit.

If you already have a plot - with or without outline or full planning permission - we can offer a full design and construction service to then develop and fulfill that permission whether for your own occupancy or to sell on or rent out. We can be your perfect partners in a Self-Build project. We have experience of working with clients who have, for example, commissioned Potton Homes to design and erect a timber frame structure to their chosen design.  We can then organise and supply all the services, materials and manpower to do anything from as little as site clearance and groundworks to full project management and completion.

Occasionally Oodles purchase a plot or obtain a dilapidated probate property and develop a one off bespoke new home for sale or rent.

A mainstay of the Oodles business are individual home extensions for discerning clients who see the potential to add new living space and transform the internal flow between reception-hosting-cooking-dining and entertaining.

If your existing property has potential to be extended or re-modelled we have experience in creating contemporary, free flowing, open plan, interior layouts that can transform the way you live day to day.

Again, browse through our gallery - we have included examples of where we have modernised and extended a 1930's bay fronted semi, added dormers to a 1960's chalet bungalow, transformed a dilapidated and disused stables into a value adding modern, independent 2 bedroom, open plan annexe to a large traditional Farmhouse, and turned a large unused garage with storeroom above into a smart, contemporary two bedroom end of terrace property with courtyard outdoor space within easy walking distance of Northampton General Hospital.

In these cases, architectural design services were provided through our close colleagues at Samrai Associates . We work with local planning authorities to obtain permission, where required, and engage JHai Building Control to ensure that the work we carry out complies with the latest LABC standards and requirements.

When your property is extended at ground level, the garden is inevitably impacted!

If required, our sister Company - Verdant and Bright Garden and Home - can "pick up the baton" from Oodles to design and landscape your garden and then even offer you optional ongoing maintenance and cleaning services for your enhanced home once its (oodles of) potential has been unlocked and fulfilled!

We prefer to work in and around Northampton and the surrounding villages but also have case studies in Milton Keynes. As a rule, we tend to be booking projects in at least six months ahead but can sometimes run smaller projects in parallel but from experience, we try not to run too many jobs at a time!
